AI in Multifamily Due Diligence: The 55-Point Unit Walkthrough
In March 2026 I spoke at the Pathways to Real Estate Investing Conference in Las Vegas on due diligence frameworks in multifamily and how AI is changing deal execution at scale.

The three tracks and the 55-point walkthrough
The talk covered the three tracks of due diligence and what a 55-point unit walkthrough looks like across a large portfolio. A checklist that long only works when a team can capture, sort, and compare the results across every unit.
What AI absorbs
Tools like Claude Cowork, CompanyCam, and Fireflies now handle a volume of analysis that would have required a much larger team two years ago. They capture the photos and conversations, and they organize the findings.
What stays human
The physical walkthroughs, the final judgment calls, and hyper-local market intuition stay human. AI absorbs the volume.
Leasing data feeds underwriting
Part of operating well is building systems that generate real feedback in real time. After implementing RentEngine across our active listings, inquiry and showing activity doubled. I treat that as a signal and not a platform endorsement: when a leasing operation removes friction, occupancy follows.
Renters expect speed. They want to schedule a showing without a phone call, and they want a response in minutes. The operators building those systems now are the ones who will run the lowest vacancy and the strongest tenant placement quality going forward.
We track this data because it feeds directly into how we underwrite new acquisitions. When your own portfolio produces real performance benchmarks, you stop estimating vacancy and start knowing it, which turns an assumption into an input.
