Northside, Cincinnati: Development Capital and Supply Signals

Northside continues to attract meaningful development attention, and the capital behind it says a lot about where the neighborhood is heading.

The Northside Gateway project

The Northside Gateway project at Ludlow and Spring Grove is moving through approvals. The development team, made up of NEST, Over-the-Rhine Community Housing, and Urban Sites, is planning a 78-unit affordable housing project that will rehabilitate the four-story Stagecraft building and add new construction behind it.

The site sits at the main entrance to Northside's business district, a short walk from the adaptive-reuse Kirby School Apartments and the broader Hamilton Avenue corridor. The owners of Kirby School Apartments are also building more apartments and single-family homes nearby.

Signals across the submarket

  • New multifamily completions are projected to decline about 43% in 2026 versus the prior year. The Northwest Cincinnati submarket is on pace to deliver zero new supply, a direct pricing-power signal for existing workforce housing.
  • Market-wide rent growth is tracking 3.5% or better, with mid-tier and workforce segments leading above 4%. Average rent hit $1,467 as of March 2026, up 3.53% year over year.
  • Cincinnati ranked No. 1 most sought-after rental market in the U.S. heading into 2026 per RentCafe and Yardi Matrix. Saved searches are up 14% and favorites are up 81%.
  • Institutional yield ranking improved in the most recent IPA Multifamily Investment Forecast.

Reading the signals together

New supply is falling, workforce rents are rising, and development capital is moving into the neighborhood's main corridor. Existing workforce housing sits at the intersection of those three trends.
