Cincinnati Housing Market Update, May 2026: Prices, Inventory and Public Capital
The March numbers out of Cincinnati are not a blip. This market is absorbing demand faster than supply can respond, and the gap is widening.

March by the numbers
| Measure | March 2026 |
|---|---|
| Median price | Up 6.7% year over year |
| Sales volume | Up 23% month over month |
| Inventory | 1.9 months and falling |
| Days on market | 36 |
Where the capital comes from
This cycle looks different because of where the capital is coming from. Operators who cannot make returns work in coastal markets are landing in Cincinnati with equity to deploy and basis requirements that the city's price points can still satisfy. That dynamic does not reverse quickly.
What the development pipeline shows
The longer story is in the pipeline. Two separate projects, one on Montgomery Road and one in College Hill, crossed the finish line in April after seven and nine years of land assembly, respectively. Both required public grant tools to pencil.
When patient capital and public subsidy are both necessary to unlock a deal, it says something specific about where private returns sit in those submarkets and what comes next once infrastructure is in place.
A $2B-plus wave of institutional development is also moving through downtown and the riverfront. The political decisions being made now, including Hamilton County commissioner races shaped by the Banks master plan vote, will set the terms for the next decade of that build-out.
