Five Questions Every Rental Property Owner Should Ask About Their Numbers
Most multifamily owners in Cincinnati sit on untapped equity in properties that have appreciated since they bought, and most do not track return on equity to know it. Return on equity compares a property's annual cash flow to the equity currently sitting in it, so it changes as values rise.

Most third-party property managers stop at the P&L and the rent roll. Five questions sit a layer above that.
1. What is the cap rate on my property at today's market value?
A cap rate divides net operating income by value. Measured against what you paid, it shows the return on the original purchase. Measured against today's market value, it shows what the asset earns on the equity you hold now.
2. How do my repair and maintenance costs benchmark against other properties in the area?
A comparison against nearby properties shows whether repair and maintenance costs are typical or need a closer look.
3. What are the live submarket rent trends?
Weekly rent trends, segmented by zip code and bedroom count, show where a property's rents sit against the market today instead of against last year's budget.
4. Do I have untapped equity?
Appreciation quietly builds equity. The question is the refinance potential on properties where that equity exists and the owner is not yet using it.
5. How do I budget insurance properly?
Insurance is best priced off reconstruction cost per square foot, the way insurers quote it. A square-foot-driven formula calibrated against real quotes gives an insurance budget grounded in how carriers price. The insurance underwriting guide covers the stress-test side.
Asset management inside property management
This is the work an asset manager would normally do under a separate engagement. One of our three uniques is that we drive it like we own it. The reporting we want to see on our own deals is what we bring to every owner we manage for.
