Yasso 800s and the Deal That Demanded Volume

The longest day of the year is June 21. Outside of real estate, I coach the boxing team at Dreamland Boxing, and we program our track workouts around the long days.

How the summer track plan works

Track workouts run year-round, and we focus the summer heavily on volume as the days get longer. Starting in May, we begin doing Yasso 800m repeats. Each Yasso is 800 meters (half a mile) followed by a 400-meter recovery. There are no stops, and the breaks are the 400m jogs.

Every week adds one more Yasso. By the summer solstice the team maxes out at 8 to 10 repeats. Including warm-up and cool-down, team members log 8 to 9.5 miles of total volume, with two thirds of the workout at high intensity.

The same build in the business

Within our real estate business, this year has been a progressive build to this point. We are in the midst of acquiring a large scattered-site portfolio of homes and small multifamily properties in Cincinnati. It has demanded a lot from our team to handle the volume. In the process we hired and onboarded excellent employees, stepped into early property management, and worked through the most challenging parts of the deal.

The work is far from over, but we have banked the volume. In training, the speed never shows up during the hard intervals. It shows up on race day, paid for by the miles you logged when it hurt. A deal this size works the same way. The hires, the systems, and the reps we put in through the hardest stretch keep paying off long after closing.

For how the operating side of that build went, read running a master lease before closing.
